We could talk of its fine sandy beaches, its turquoise lagoon, its cane-fields but you are already familiar with this paradisiacal image of Mauritius : a peaceful co-existence between communities of European, African, Indian and Chinese origin, each with its culture, religion and traditions. Mauritius is turning into one of the most attractive destinations worldwide to invest in real estate, more particularly in luxury properties. Celebrities, renowned business leaders and prominent politics have discretely invested in a little piece of paradise in Mauritius .
Definitely this tropical island is a paradise… A paradise because of its perfect climate and ideal strategic location in the Indian Ocean interconnecting
Europe , Asia and
Africa with the rest of the World. But a paradise also because of its advantageous tax system!
Mauritian authorities have implemented a low-rate taxation system aimed at encouraging local and foreign companies to set up in the island. The main fiscal advantages include: absence of inheritance tax - absence of tax on dividends (capital gains) - tax of 15% on company profits and personal income - tax credits up to 80% for offshore companies - refundable Value-Added Tax at 15% - no custom duty or VAT on equipment -absence of restriction on repatriation of profits, dividends and capital - no tax on short-term appreciation.
The Integrated Resort Scheme (IRS) represents the ultimate in luxury. For a minimum outlay of
US$ 500,000 , you can acquire a luxury villa with a pool, usually in a residential complex with facilities that may include a golf course, a marina and restaurants, as well as sporting facilities and fitness centers.
The other option concerns the Real Estate scheme (RES). Often less expensive than IRS villas, these properties offer quality services and facilities, often in delightful locations. The regulatory framework is slightly different. RES projects concern developments on less than ten-hectare sites and there is no set minimum price.

Anahita is a haven of peace, a perfect combination of relaxation and leisure activities. Daily life revolves around a range of dining, shopping, entertainment and sporting options, not to mention the joys of nature all around. There is access to a private beach on nearby Ile aux Cerfs, with a boat shuttle service running every hour.
Royal Park is a unique residential project, situated in 90 hectares of stunning beachfront and parkland on the North West coast of
Mauritius . Promoting a new lifestyle and community philosophy previously unknown on the island,
Royal Park has been consciously designed for local and international owners alike.
La Balise Marina has appeared from nowhere like a little tropical
Venice , with its slow-moving canals flowing under palm trees, its vast villas with their private pools and its waterside duplex for lovers of the sea, each with its own mooring, where the boats await the signal to cast off for long or short trips. There will be plenty of spaces too for community living―a commercial center, the Rituals Spa, a sports club, a kids' club, shops and restaurants. A de-luxe village.
Owning a villa at the Tamarina Golf Estate is a completely unique experience. On the surface it might seem to share its special qualities with some of the other freehold properties in
Mauritius but going beyond the obvious will reveal that it is unlike any other place on the island.
