Majorca Real Estate: Clear Price Differential From West to East

There are around 4,000 properties in Majorca on sale on the Internet at the moment according to the STI Center for Real Estate Studies, which has examined and analysed the local real estate market on behalf of the real estate broker Porta Mallorquina. The results have been published in the "Majorca Holiday Real Estate Study" and provide a neutral overview of the current market situation in Majorca.

There are around 4,000 properties in Majorca on sale on the Internet at the moment according to the STI Center for Real Estate Studies, which has examined and analysed the local real estate market on behalf of the real estate broker Porta Mallorquina. The results have been published in the "Majorca Holiday Real Estate Study" and provide a neutral overview of the current market situation in Majorca.

The study shows that prices for holiday properties are primarily determined by location and fit-out. As one would expect, the level of quality is high on the island, with luxury property accounting for 10%. Around half of the properties on sale feature a superior or luxury fit-out. Square metre prices in the western regions of Southwest and Northwest, and in the Palma area, are around one-third above the island average, which the researchers have calculated to be € 3,856.00/m². Prices decline going west to east, with the South being the most affordable region of Majorca. The average price here is € 2,950.00/m².

For investors, the mark-ups for a sea view are especially interesting. An unobstructed view of the Mediterranean gives rise to an average mark-up of 23% in Majorca. The more limited the number of available properties in this segment, the higher the mark-up. In the Northwest, the mark-up for properties with a sea view is +53%; in the Southwest +46%.
